Site selection
While Corscale’s build-to-suit program allows for construction anywhere the customer requires, our organic approach to building our portfolio is to invest in existing Tier 1 and strategic Tier 2 data center markets. Corscale leverages a proprietary AI application in conjunction with an experienced site selection team in markets across the U.S. and Europe.
Delivery models
As hyperscale companies continue to enhance their cloud and AI applications, data center design has become a key differentiator. Flexible contract/leasing terms must balance speed-to-market goals with multiple stakeholder interests. Corscale customers choose from preferred delivery models ranging from a complete, pre-designed turnkey building to a highly customized build-to-suit project featuring their own core and shell specifications and MEP preferences. Available leasing models include gross modified, NNN fixed or NNN variable (yield on cost).
Sustainability
Corscale is committed to energy conservation through innovative solutions to power consumption and carbon emissions. Our customer-shared programs target net zero emission goals by using nickel-zinc UPS batteries, designing with carbon-neutral building materials, conserving water, and utilizing powerful carbon tracking and reporting tools to help Corscale and its customers monitor and achieve their energy goals.

Our best-in-class construction safety program administers strict attention to worker safety standards and best practices, NFPA 70 training programs, and a rolling 12-month TRIR tracking system.
